Project Description: The project comprised of two adjoining buildings, the Metropole Building on Northumberland Avenue and 10 Whitehall Place. The buildings were being redeveloped into a 296 key hotel, spa and 12 services apartments together with underground car park. John O’Neill and Partners Limited (JONAP) had been engaged as the Main Contractor (under a JCT Standard Building Contract without quantities) for the fitting out of the 12 nr high luxury, serviced apartments and associated areas on the ground to 7th floor in 10 Whitehall Place, but unfortunately during the works, JONAP had entered administration.
Avondale Construction was contacted by Chris Edwards of Gardiner & Theobald Management Services (GTMS) who were acting as Project Managers for the Client of the Corinthia Hotel, NLI Holdings Limited.

Project Highlights: Initially, Gardiner & Theobald Management Services had contacted Avondale to assist in securing the site so the Client could decide how best to complete their project. GTMS was aware that Avondale had acted as Principal Contractor previously, as they had been Project Managers at the Crypt Toilet Fit-Out delivered by Avondale Construction at Saint Martins-in-the-Field the previous year. As such, GTMS proposed to Avondale, and the Client that Avondale act as Principal Contractor for the completion of the Corinthia Residencies whilst providing the logistical services to the project. As such, Avondale was contracted under a JCT Construction Management Trade Contract 2008 with the Client (NLI) who also successfully entered into this Trade Contract with the other key Trade Contractors. The Client maintained responsibility for the programme and quality of delivery whilst Avondale would fulfill the duties of the Principal Contractor set out under the CDM Regulations.
